  • Site selection, feasibility analysis, land acquisition, selection of architects and engineers, consultants’ contracts, design direction.
  • Review of plans and specifications.
  • Contractor qualification, bidding and General Contract negotiation.
  • Construction Management from Notice to Proceed through Punch List and Final Payment, including the following:
    1. Construction Schedule and Contractor Schedule of Values.
    2. Observation of construction from inspection of forms and slump tests through finish work, including records maintenance.
    3. Review and approval of Shop Drawings, materials including fans, ductwork, lab tests, fire sprinklers Mechanical System Test and Balance reports.
    4. Review Requests for Information, Change Proposals and negotiation of Change Orders.
    5. Review, approval and payment of Progress Payment Requests.
    6. Commissioning of the building including testing of all electrical and mechanical systems, establishment of operating procedures and training of management and maintenance personnel.
    7. Closeout including certification of Punch List completion, Lien Releases, collection, review and approval of Warranties and manuals for operation and maintenance of building’s systems and equipment.
    8. Performance of 10 month inspection and any 12 month warranty claims.

80 units, $16 million construction cost, luxury residential condominium project with central air conditioning and ventilation for 200 stall underground parking garage, utilizing super plasticized concrete in a grouted post tensioned structural system.
